Why does the directory only list agencies with an office?
Because the cost of getting this wrong is different. A bad haircut costs you an afternoon; a rental scam costs you a month of deposit, sometimes three, and you fly home without recovering it. An office is an address you can walk into, and a sign that someone is not working from a phone alone. We do not list individual brokers with a social media page, however many of them there are and however convincing they look.
What to check before you transfer any money
View the flat in person, or at the very least on a live video call — not from photographs sent to you, which can come from anywhere. Ask for the contract and satisfy yourself that whoever signs it is connected to the owner: an agent should hold a power of attorney or an agreement with the landlord. Hand over the deposit after the viewing and the signature, not to “hold” the place. Being pressed to pay immediately before someone else takes it is the most common tactic there is, and it works precisely because of the hurry.
How much deposit is normal, and what covers what?
Common practice is one month of deposit on a year-long contract and one to two months on a shorter one, plus the first month paid in advance. What matters more than the amount is what the contract says about it: what the deposit can be withheld for, when it is returned, and what counts as fair wear. Ask separately about electricity and water — they are almost never included, and in summer air conditioning adds up noticeably.
Why are there no rents in the listings?
We publish no prices anywhere in the directory, and here that matters more than usual: rent depends on the floor, the view, the length of the lease, the season and a dozen small things. A figure seen here would create an expectation nobody is obliged to meet. The agency quotes the price for the specific property.
