Renting a flat in Nha Trang long term: avoiding scams and getting your deposit back

Agencies with real offices, scam warning signs, what the contract must say, why the power bill is high and who registers a foreign tenant.

Long-term flats in Nha Trang are rented either straight from the owner or through an agency with a real office — both work fine. The risky option is the third one: a middleman from an online ad with no office and no paperwork for the flat. The rule is simple: see the flat live before paying anything, get the deposit and meter readings written into the contract, and ask about residence registration up front. Electricity and water are almost always extra.

All of them are in long-term rentals. We don't list private brokers who exist only as a social media page: some are honest, but there's nothing to check them against. There are no prices here — the agency quotes per flat, and it depends on the floor, the view, the term and the season.

Which area should I choose?

Foreigners mostly rent in three parts of town:

  • The centre — Lộc Thọ and Tân Lập. Walking distance to the beach on Trần Phú, with cafés, spas, money changers and pharmacies nearby. Also the noisiest, especially on streets with bars.
  • The north — Vĩnh Hải and Vĩnh Phước, across the Cái River. Its own beach road, Phạm Văn Đồng, quieter, with more Vietnamese neighbourhoods and local markets. You'll need a taxi or a bike to get to the centre.
  • The south — Vĩnh Nguyên and Phước Long. Closer to Cầu Đá port, where boats leave for the islands, and to the road to Cam Ranh airport. Residential, with fewer tourists.

Before you sign, visit the building in the evening: neighbours' karaoke, a building site next door or a night market under the window won't show up during a daytime viewing.

How do I avoid a rental scam?

See the flat in person, or on a live video call — not through photos sent to you, which can come from anywhere, even an ad for the building next door. Ask beforehand who will show it: the owner, an agency employee or "a friend of the owner". The last one is usually a middleman with no right to rent the flat.

Walk away if:

  • you're pushed to transfer money now "before someone else takes it";
  • you can't read the contract before paying;
  • the deposit gets one line and no terms for getting it back;
  • they show you one flat and offer "the same one a floor up";
  • the viewing keeps being postponed but they want a "booking" deposit now.

What should the contract say?

  • Who is renting it out. The name on the contract should match the name on the property papers; if an agent signs, they need a power of attorney or a contract with the owner.
  • The term and early exit conditions — the same for both sides.
  • The deposit amount, what it can be withheld for and how many days it takes to come back.
  • What counts as normal wear and what counts as damage.
  • Who repairs appliances that break on their own. Air conditioners wear out fast by the sea — agree on it before yours starts leaking.
  • Meter readings on move-in day, in the contract and in a photo.

Why is my electricity bill so high?

Electricity and water are almost never included in the rent. Vietnam's household power tariff is stepped: the more you use in a month, the more each next kilowatt-hour costs. In summer, with the air conditioner running all night, the bill can be several times the winter one — that's not a faulty meter.

Before signing, ask how the owner charges for power: by the meter at the state tariff, or at their own rate per kilowatt-hour. You'll see both — just make sure you hear it before the contract.

Who handles residence registration?

You don't go to the police yourself. Under Article 33 of Law No. 47/2014/QH13 on foreigners' entry and residence in Vietnam, your stay is declared by whoever runs the accommodation — the flat's owner or the building management. The deadline is 12 hours after you move in, online or on a paper form at the local police station. A private landlord has the same duty.

In practice: when you move in, let them copy or photograph your passport and ask when the registration will be done. Without it, extending a visa and other paperwork can get difficult. Agencies like New Home Nha Trang and MyVietHome Estate usually take care of it — but check what that means in your case.

How do I get my deposit back?

Photograph the flat when you move in — walls, appliances, furniture — and keep your messages. With the contract and the meter photos, deposit disputes almost always resolve. If the deposit is withheld without explanation, a written request with photos works better than a raised voice.

Frequently asked questions

How do I rent a flat in Nha Trang for the winter? From the owner directly or through an agency with an office. See the flat live before paying and sign a contract that covers the deposit and meter readings.

Is electricity included in the rent? Almost never. Power and water are paid separately; the power tariff is stepped, so a summer bill with air conditioning can be several times higher.

Should I pay a deposit before viewing? No. A viewing that keeps getting postponed while they ask for a "booking" deposit is the classic sign of a scam.

Who registers a foreign tenant? The owner or the building management, within 12 hours of check-in (Article 33, Law No. 47/2014/QH13). Ask before you move in.

Which agencies speak English? MyVietHome Estate works in English and Russian; check the other listings in long-term rentals.

How much does a flat cost in Nha Trang? The agency or owner quotes per flat: it depends on the floor, the view, the term and the season.

Sources and checks

The agencies in the table come from the long-term rentals section: each has a confirmed office or contacts, with sources and check dates on its listing. Languages, years in business and office hours come from the agencies' sites and maps. Registration: Article 33 of Law No. 47/2014/QH13 as explained by Vietnam's Ministry of Public Security (bocongan.gov.vn, checked 12 October 2026). The stepped power tariff is a general Vietnamese rule; ask the owner how they bill you before signing. The areas are described from the city map. MyVietHome Estate's site was down when we checked, and Nha Trang For Rent's site gives two different office addresses. Updated 12 October 2026.
